Behind the Scenes at Ocean Sands

The pool & spa have capacities of 53,700 gallons and 2,250 gallons, respectively.

​

The pool is seasonally heated by 2 electric heaters and one natural gas heater.

​

A sanitizing solution is auto-metered into both the pool and spa.  The typical quantity is 150 gallons per month.

Diesel generators are routinely maintained to provide power to the elevators in the event of a power failure.

​

In a power interruption, each car travels up/down the elevator shaft to determine its location. If you are in the cab, you will go for a little ride, but nothing to be concerned about.

Water is the association's #1 utility expense at around $130,000/year.

​

Booster pumps are used to ensure good water pressure to higher floors and pressure reducing valves are installed in the utility closets of units on floors 3-7.

​

The booster operating pump and standby pump run on alternating days to minimize wear.

Fire Suppression System

Water is maintained at a pressure of 70psi and will discharge through a sprinkler head at a rate of 20-25 gallons per minute.

​

A bathtub holds roughly 80 gallons of water.   So, anytime the glass tube of a sprinkler head breaks, enough water will discharge to fill a bathtub in about 3 minutes.

​

The Fire Alarm Control Panels are critical components that continuously monitor the condition of our fire suppression system.

Well-designed and solidly built in the 1980s, Ocean Sands has been truly well-maintained.

 

Every 10 years both buildings are washed, waterproofed, primed and painted.  It takes 22 weeks and over 3,000 gallons of paint. 

 

Breakaway garage walls in the lower level are designed to protect the building foundation during significant storm surges.  Slatwalls and gates prevent non-resident beach access.
