Our Responsibilities

Living & Leasing at Ocean Sands

​

As you are aware, Ocean Sands is a deed-restricted community which is governed by our Condo Declaration, By-Laws and our Rules and Regulations.

​

In addition, there are two detailed Florida Statutes which apply to condominiums and homeowners associations. These are all linked on the Owners' Page.

 

The information on this page is a reminder for us to respect our neighbors & enjoy a stress-free life.

It is so wonderful that our tenants, family and guests choose Ocean Sands as the perfect vacation spot. 

​

Everyone wants them to enjoy their stay, but Ocean Sands is not like a hotel or resort; it is home to many full-time residents.

 

Residents take enormous pride in the condition and cleanliness of the facility and expect the same of visitors.

​

Please remind your guests to treat our facilities & staff with respect.

Stress-Free Everyday Life

 

Everyone is expected to rinse all sand off of their feet and beach gear before entering the lobby. Brushes and water spigots are located at all beach entrances.

 

Luggage & grocery carts are to be promptly returned (free of debris) to the designated area of the garage as a courtesy to others.

 

A current parking permit (or window sticker) must be displayed on the dash of all vehicles.  Visitors' parking spaces are in front of the building and overnight visitors require a parking permit, too.

​

Visitors and delivery personnel can call a condo using the directory at the front lobby entrance. The condo telephone will ring and become an intercom when picked up. Press 6 on the phone to unlock the lobby door. (Contingent on landline phone number entered into the directory by the OS Office.)

Reminder:  to keep our lobby & building secure, the entrance code should not be provided to strangers.

Spa Water Temperature Specification

 

The Consumer Product Safety Commission (CPSC) of the federal government specifies that the water temperatures should never exceed 104 degrees Fahrenheit.

 

A temperature of 100 degrees is considered safe for a healthy adult.  The Ocean Sands spa temperature is maintained within a safe temperature range for healthy adults.

Safe Use of the Spa

 

Because of the high water temperature, caution is suggested for the following:

  • children under age 12 (thinner skin & developing organs).

  • pregnant women (fetal damage can occur as early as the first trimester)

  • those with health conditions, such as heart disease, circulatory problems, diabetes or hypertension. Seek medical advice first.

  • those using medications, beverages or other relaxants that induce drowsiness

 

No one should ever place their head underwater in the spa, especially children.

Two week minimum rental period

 

The administrative fee is $60 for each rental

 

Occupancy limits are as follows:

2 Bedroom, 6 Maximum

1 Bedroom, 4 Maximum

Studio, 2 Maximum

 

Tenants are not permitted to bring pets.

Trash and Recycling

Trash chutes are located on each floor near the elevators.  Waste is to be contained in plastic trash bags. 

​

Please do not place oversized household waste in, or next to, the chute; bring it to the dumpster in the trash room outside of the lobby doors.  The trash room is unlocked until mid-afternoon, Monday to Saturday.

​

Please do not leave bulk items (TVs, furniture, carpeting, etc) in the trash room.  Please contact a charity, private waste hauler or take the items to the Pinellas County solid waste landfill.  Read about Hazardous Waste (electronics and chemicals).

​

Contractors are never permitted to dispose of waste in our condo dumpsters.

​

Recycling

Please place commingled recyclables (cans, cartons, glass, paper) in the designated bins outside of the ground floor trash room.  Anything smaller than a fist (lids, caps, straws, etc), is to be discarded in trash.  

​

As a courtesy to all, please flatten cardboard boxes before placing them in our recycle bins.  

 

Recycling plastics has changed!

The world has changed and so has the plastic recycling industry.  Ignore the number in the triangle; the only plastics that can be recycled by Pinellas County are bottles and jugs.

​

Plastic bags, bubble wrap, air pillows, etc tangle around the knife blades at the recycling center, so please recycle these at your local market.  more

Reminders from

the Madeira Beach City Manager

Please be aware of the Leave No Trace Ordinance which requires the removal of all personal items from the beach.

​

Please remember:

  • Animals are not allowed on the beach.

  • Glass containers are not allowed on the beach

  • Tents, chairs or any personal property must be removed from the beach within one hour after sunset

  • Holes on the beach are to be filled on the same day they are created
